Purpose
Why this site exists
People rarely go looking for an appraisal because they are curious. They are settling an estate, filing a probate inventory, working through a divorce, supporting a tax filing, or making a decision about a home they own. Each of those needs a different scope of work, and the difference is usually invisible until someone asks the right questions.
This site is written to make those questions visible before you spend money. The service pages describe what each type of assignment involves, what affects the analysis, and what to have ready. The rest is handled on a phone call about your specific property.
The scope discussion
What gets settled before any work begins
- The property: address, parcel, property type, and whether more than one parcel is involved.
- The effective date: today's date, or a date in the past that a filing or agreement requires.
- The intended use: the decision or filing the value opinion supports.
- The intended users: who will read and rely on the written report.
- Property access: who holds keys, whether the home is occupied, and any areas that may be inaccessible.
- Scope of work and availability: what the assignment requires and whether the timing is realistic.

What an appraisal is — and what it is not
It is
A written opinion of the market value of real property, developed for one stated effective date, one intended use and identified intended users, supported by property records, inspection and market evidence, with assumptions and limiting conditions disclosed.
It is not
Legal advice, tax advice, a home inspection, a survey, a guarantee of a sale price, a division of assets, or a promise that any court, agency, lender or other party will accept it. Confirm those requirements with whoever is asking for the value.
Fees and timing are not published. They depend on the scope of the assignment and current availability, and both are confirmed on the call before anything is scheduled.
